STANDARD BOUNDARY SURVEY

This is the most common type of survey that we do. We review all previous surveys, the deeds for your property and your neighbor’s and other pertinent property records to determine your property boundaries. We verify or establish all the property corners and clearly mark all the corners and property lines. We also locate substantial property improvements such as buildings, decks, driveways, and visible utilities. Then we prepare a final Plat of Survey that shows the property boundary including the dimensions as well as the property improvements. These surveys are done in compliance with Chapter AE-7 of the Wisconsin Administrative Code.

ALTA/NSPS LAND TITLE SURVEYS

A Land Title Survey provides you with all the same elements as a standard boundary survey but is preformed to specific detail requirements (Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys). These surveys are generally requested by attorneys and lenders as part of real estate transactions or title examinations and are prepared in conjunction with a current title commitment. When the title company is provided with a Land Title Survey, it will remove the standard survey exception and write exceptions for the specific issues identified on the survey that indicate possible problems with the title. Additional items are often requested as part of these surveys such as flood zone designation, zoning classification, building heights, underground utility locations, contours, etc.

LAND DIVISIONS

Whether you just want a simple lot split, a large subdivision, or a creative condominium plat we can help you through the entire process. We have the experience to make your project go as smooth as possible and will work with you from the initial layout to obtaining final approvals. The following are the types of surveys used to create land divisions:
Certified Survey Map
A Certified Survey Map or CSM can be used to create up to 4 parcels. These are also ideal to combine or reconfigure existing parcels.
Subdivision Plat
A subdivision plat is used to create divisions with more than 4 lots. These divisions will often require approvals from local municipalities. We not only work with you through the planning, design, and layout of the subdivision but also through all necessary town, county, and state approvals.
Condominium Plat
Condominium Plats work well for dividing properties when a conventional land division just will not work. Condominium Plats are commonly used for dividing existing resorts, multi-unit buildings and townhouses.

FEMA FLOOD CERTIFICATES & LOMA’S

Sometime properties are mistakenly designated as being in a floodplain or a Special Flood Hazard Area (SFHA). We will come out to the property and record several elevations to determine if the property is indeed in the floodplain or SFHA. If we find that it is not actually in the floodplain or SFHA we will petition FEMA to issue a Letter of Map Amendment or LOMA which will remove your property or improvements from that designation.

TOPOGRAPHIC SURVEY

This type of survey is generally used for planning and design purposes. We record elevations across the property sufficient to generate a contour map. These contours show the change in elevation throughout the property which is extremely useful when planning the perfect home site, designing a subdivision layout, or engineering a roadway. Topographic surveys also generally show the location on property improvements such as buildings, decks, driveways, walkways, and visible utilities as well as natural site features such as wetlands, shorelines and tree lines.

RIGHT-OF-WAY SURVEYS

It is often necessary to determine road, street and highway right-of-ways for road construction and utility projects. We work with municipalities and utility companies to establish the extents of the existing right-of-way and prepare the necessary plats, exhibits and descriptions if additional right-of-way or easements are needed.
